Commercial Project Advisory
Early-stage guidance that establishes whether a project is viable, what it will require, and how it should proceed.
Most costly project problems are decided long before construction begins. We work at the earliest stage often before drawings exist to determine whether a project is feasible, what the governing code and zoning conditions are, and what sequence of decisions will produce the best outcome.

Permit Strategy & Coordination
A deliberate plan for how a project earns its approvals, and the coordination required to keep that plan on schedule.
Permitting is rarely a single transaction. It is a sequence of reviews across departments and agencies, each with its own requirements and timing. We map that sequence in advance, prepare the submission accordingly, and manage the review process through approval.

Architectural Services
Licensed architectural work where a project genuinely calls for it scoped to what the project needs and nothing more.
When a project requires sealed drawings, we provide them. When it would be better served by a specialist, we say so. Our architectural work concentrates on small commercial tenant improvements and permit documentation where a focused, experienced hand is the right fit.

Construction Support
Owner-side representation that carries the project's intent from approval through occupancy and closeout.
Once construction begins, an owner benefits from someone whose only interest is the project's outcome. We remain engaged through the build, coordinating consultants, reviewing progress against the approved documents, and managing the requirements that stand between substantial completion and an occupied space.
