The Waatti Project Roadmap™ establishes the order. Each stage produces a decision or a document that the next stage depends upon, so that a project advances on evidence rather than assumption.
Not every engagement runs all eleven stages. Many clients engage us for the first five and proceed independently. The roadmap defines the complete path so you can see where your project stands and what remains ahead of it.

Project Assessment
Establishing the facts of the property and the proposed use.
We gather and review what is known: property records, existing drawings, lease terms, prior approvals, and the intended use. This produces a shared, accurate picture of the starting conditions before any assumptions are made.

Feasibility Review
Testing the project against zoning, code, and site realities.
We test the concept against zoning, building code, occupancy classification, accessibility, parking, and site constraints. You receive a clear statement of what the project can support, what it cannot, and what would need to change.

Consultant Coordination
Assembling the right team for the project's actual needs.
We define the scope required from civil, structural, mechanical, electrical, plumbing, survey, and specialty consultants then recommend and coordinate the professionals suited to the work. We build teams, not buildings.

Permit Strategy
A written plan for how the project earns its approvals.
We map every required approval, the reviewing authority, the submission requirements, and the sequence. Where useful, we meet with municipal staff in advance so the submission reflects what reviewers expect to see.

Project Schedule
A realistic timeline tied to review cycles and dependencies.
Approval timing drives nearly everything else. financing, lease commencement, contractor mobilization. We build a schedule based on actual review cycles and dependencies rather than optimism.

We assemble and coordinate the submission package, confirm completeness against jurisdictional checklists, and file with the reviewing authorities. Complete submissions move faster than fast ones.

During review we stay in contact with plan reviewers, track the project's position in the queue, answer questions as they arise, and keep you informed with clear status reporting rather than silence.

Comment Coordination
Organized, consolidated responses to plan review comments.
Review comments are routed to the right consultant, resolved, and returned as one coordinated response. This avoids the repeated review cycles that quietly consume months of a schedule.

Construction Support
As construction proceeds, we support the owner: coordinating consultants, reviewing questions against the approved documents, and helping resolve field conditions without compromising the approvals already earned.
